Yardi Breeze fits small-to-mid PM companies and self-managing owners who want the Yardi name and solid core accounting without institutional-scale complexity — its $100/month minimum is reachable at a much smaller unit count than AppFolio’s floor.

AppFolio realistically fits 200+ units, where its own minimums stop dominating the cost, and it isn’t available at all below 50 units.

FEATURE DIFFERENCES WORTH KNOWING

AppFolio’s Realm-X automation is a deeper AI layer with an outside-system connector, and some larger operators report it saving 10+ hours a week on reporting and leasing. Yardi Breeze Premier covers job costing, multi-entity general ledger, and affordable-housing/association support that AppFolio doesn’t specifically build for. Yardi Breeze has no open API, a real limitation for anyone wanting third-party BI or integration tools; AppFolio does offer one.
