Description

Verified October 2026 prices for 13 property management software tools: free plans, cheapest paid tiers, and monthly cost at 10, 25 and 50 units.

Last checked October 9, 2026. Every price below comes from the vendor’s own pricing page on that date, except lines marked as third-party estimates. Vendors change prices often, so confirm on the vendor’s site before you buy. We are an independent review site, and some vendors listed here pay us a commission. The order on this page is alphabetical, with no weighting for commission. Where a vendor charges differently for annual and monthly billing, the table says which one it shows.

How to use this index. Table 1 shows what each product charges and how. Table 2 shows the monthly cost for a landlord with 10, 25 and 50 units on the cheapest plan that fits. Table 3 lists the fees that change the real cost.

WHAT TO TAKE FROM THE NUMBERS

Under about 10 units, free plans from Avail, Baselane, Innago, Stessa and TurboTenant cover the basics, and the paid tiers start around $12 to $25 per month. Past 25 units, flat-rate tools (Buildium, RentRedi, Stessa, Rentec) hold their cost while per-unit tools (Hemlane, Landlord Studio) climb. Yardi Breeze’s $100 minimum is the highest entry price in this index, and it does not rise until you pass 100 units.
