Stessa Review: Features, Pricing, and Who It’s Actually For
Stessa Review: Features, Pricing, and Who It’s Actually For

Description

Stessa is financial tracking and reporting software for real estate investors and landlords – not full property management software. There’s no tenant portal, no e-leasing workflow, and no maintenance ticketing system built for day-to-day operations. It’s built to replace spreadsheets for income and expense tracking, not to run daily PM tasks.

Features

Automatic bank feed syncing with transaction and expense categorization is the core of Stessa. Beyond that: online rent collection (ACH, card, autopay, late fees), financial reports (income statement, cash flow, schedule of real estate owned), tax-package reports built for handoff to a CPA, and its own landlord banking product with property-specific accounts, a cash-back debit card, and interest on cash balances. Tenant screening and lease e-signing are included but basic compared to dedicated PM platforms.

Pricing

Essentials – Free: unlimited properties, bank feeds, basic reports, tenant screening, maintenance tracking, and rent collection.

Manage – $12/month (billed annually) or $15/month: adds one e-signature per month, Schedule E tax support, 60+ legal forms, and accelerated rent payments.

Pro – $28/month (billed annually) or $35/month: unlimited portfolios, advanced reporting, budgeting, unlimited receipt scanning, seven e-signatures per month, and phone support.

What users actually say

Stessa is genuinely easy to use and purpose-built for landlords rather than a generic bookkeeping tool bent to fit. The recurring technical complaint is bank-sync reliability – accounts disconnecting and needing repeated reconnection. Some users also report features that used to be free moving behind a paywall over time, and there’s no recurring-bill automation. It’s not well suited to single short-term-rental hosts specifically.

Who it’s actually for

Stessa fits landlords and investors whose real bottleneck is financial tracking and tax organization, not day-to-day tenant management – especially anyone currently running their books on spreadsheets. If you need a tenant portal, full e-leasing, or a real maintenance-ticket workflow, look at one of the full PM platforms reviewed elsewhere on this site instead.
