TenantCloud eliminated its free tier in 2026 – it’s now a 14-day free trial only, then one of four paid plans:
Starter – $18/month ($15/month billed annually): up to 10 leases.
Growth – $35/month ($29.17/month billed annually): up to 30 leases, adds inspections and reporting.
Pro – $60/month ($50/month billed annually): up to 60 leases, adds tax reporting, bank reconciliation, and an owner portal.
Business – custom pricing starting around $100/month: custom lease count and team/task management for larger operations.
What users actually say
TenantCloud gets credit for putting rent tracking, leases, applications, and background checks in one place. The recurring complaints: the interface is described as clunky, sometimes requiring users to redo steps; losing the free plan pushed existing users into paid tiers; e-signatures and QuickBooks sync now cost extra where they used to be included; and a failed subscription payment can lock the whole account with no grace period.
Who it’s actually for
TenantCloud fits landlords who want an all-in-one platform and don’t mind paying a monthly fee from day one – the free tier that used to make this an easy first try is gone. It’s a weaker fit for anyone who can’t tolerate rigid billing, or larger portfolios that will quickly outgrow the 60-lease cap on Pro and land in custom Business pricing.
