Short answer: Moving from Yardi Breeze to DoorLoop takes about 3 to 5 business days on DoorLoop’s side once your file is ready. Breeze has no single combined export, so build separate exports for properties and units, tenants and leases, and financial history, then upload using DoorLoop’s own templates. Only your current rent roll and active leases import automatically, and any affordable-housing compliance records need to be exported and archived from Breeze separately.

Step 1: Export from Yardi Breeze. Breeze’s ad hoc reporting tool (available on Breeze Premier) lets you choose a data point, such as properties or tenants, select the fields and filters you want, and export to screen, Excel, or PDF. Build separate exports for your property/unit roster, tenant and lease records, and financial history, since there’s no single combined export.

Step 2: Import into DoorLoop. DoorLoop’s Getting Started flow handles the upload, followed by a review step before onboarding wraps up. Use DoorLoop’s own templates for Residential, Commercial, or Association portfolios rather than uploading your Breeze exports directly, since the formats won’t line up. Typical processing runs 3 to 5 business days once your file is ready.

What does not transfer automatically: The same limitation applies here as with every migration into DoorLoop. Automated import covers your current rent roll and active leases, not historical transactions, charges, payments, or past ledger data. If your properties carry LIHTC, HUD, or other affordable-housing compliance history, export and archive those compliance records from Breeze separately before switching, since that documentation won’t be pulled into a general PM platform import at all.

THE ACTUAL DECISION

If you’re switching because a $100/month minimum made a small portfolio’s real cost far higher than the $1/unit sticker price implied, confirm DoorLoop’s current pricing and minimums directly before committing, since per-unit software pricing changes often. Budget 3 to 5 business days for the data move, and pull your compliance documentation separately if you have any affordable-housing units, since that won’t come across in a standard import.
