Description

Short answer: AppFolio no longer publishes per-unit pricing, so every tier routes to a quote request. Third-party trackers put Core near $1.40 to $1.49 per unit with a 50-unit minimum, so treat those as directional estimates, since AppFolio publishes no official figures. eCheck payments have cost $2.49 each since July 31, 2023. DoorLoop and Buildium publish their prices, and Innago is free for landlords.

AppFolio used to publish real per-unit pricing on its own site. As of 2026, its pricing page shows no dollar figures at all for Core, Plus, or Max — every tier now routes to “Get a Quote” or “Book a Free Demo,” with language like “minimum spend and units apply, contact us for details.” That’s worth pausing on: when a vendor stops publishing prices, the number is usually easier to negotiate case-by-case than to defend in public.

What it actually costs, based on third-party pricing trackers and customer-reported rates (not AppFolio’s own site, since it no longer says):

  • Core: roughly $1.40–1.49/unit/month, with a $280–298 monthly minimum (a 50-unit minimum applies)
  • Plus: roughly $3.00–3.50/unit/month
  • Max: roughly $5+/unit/month, with a $7,500+ monthly minimum reported

Take these as directional, not official — that’s the whole point of this page. The one fee that did get confirmed with an exact date: eCheck/ACH payments were free before July 31, 2023. Since then, AppFolio charges $2.49 per payment (or $1.00 if the property manager absorbs it instead of passing it to residents).

None of this makes AppFolio a bad platform — it’s a legitimate, established, feature-rich option. But if not knowing the real number until you’re on a sales call is the dealbreaker, here’s where to look instead.

If you want transparent, published per-unit pricing without a quote call: DoorLoop and Buildium both publish real numbers up front, and Rentec Direct has a long track record with a straightforward per-unit model.

If you’re a smaller portfolio and AppFolio’s 50-unit minimum doesn’t fit anyway: Innago is free for landlords, with fully transparent fees.
