AppFolio is one of the largest names in property management software, built for mid-size to large portfolios and property management companies with real back-office needs: owner reporting, accounting, maintenance dispatch, and tenant portals at scale. It’s also enterprise-priced and enterprise-onboarded, with no public self-serve signup and no content-affiliate program – which is exactly why people search for alternatives.
If you’re evaluating AppFolio, you’re probably already past the “figuring out if I need software” stage. Here’s how the platforms we’ve reviewed stack up as alternatives, depending on why you’re looking elsewhere.
If the issue is price or portfolio size: AppFolio’s pricing and minimum-portfolio requirements price out a lot of small operators. DoorLoop covers similar all-in-one ground – owner reporting, accounting, tenant portal – at a more accessible entry point for smaller portfolios. Rentec Direct is the other established, full-featured alternative, with a longer track record and a straightforward per-unit pricing model.
If you manage under 20 units and don’t need enterprise features at all: you likely don’t need an AppFolio-class platform. RentRedi and Innago cover rent collection, leasing, and maintenance requests without the enterprise overhead, at a fraction of the cost.
If accounting and bookkeeping are the actual pain point: Baselane is worth a look before you commit to a full AppFolio-style platform – it’s built specifically around banking and financial tracking for landlords, which is often the feature people actually reach for AppFolio to get.
If you manage for other owners and need reporting they can see: both DoorLoop and Rentec Direct include owner-facing reporting, which is usually the deciding feature for anyone managing on behalf of clients rather than themselves.
