Accounting is the core of Buildium: bank reconciliation, owner statements and distributions, 1099 e-filing, and vendor payments. Beyond that, it covers online rent collection (ACH, credit/debit, e-check), tenant and owner portals, maintenance request management, leasing and listing syndication, tenant screening, e-signature, and a free property website. The top Premium tier adds an AI/automation suite and an open API with an app marketplace.

Pricing

Essential – $62/month: basic accounting, maintenance, and leasing. Tenant screening and e-signature cost extra per use, and phone support isn’t included.

Growth – $192/month: adds enhanced screening, cheaper e-signature and electronic funds transfer, live phone support, and 10 free bank accounts.

Buildium’s tenant and owner portals are consistently well-liked, and the all-in-one record-keeping holds up for day-to-day PM work. The recurring complaints: the accounting module itself is considered weak by several reviewers relative to dedicated accounting tools, search and data lookup across the app is inconsistent, report customization is limited, and management/maintenance fee payouts still require manual transfers rather than full automation. Phone support is also gated behind the $192/month Growth tier and up.

Who it’s actually for

Buildium fits professional property managers and small-to-mid PM companies who need real accounting, owner reporting, and a tenant/owner portal in one platform – not a solo landlord with one or two units, where the pricing and feature depth are overkill. If deep custom financial reporting is the priority, some users say a dedicated accounting tool paired with a simpler PM platform serves them better than Buildium’s built-in accounting.
