Buildium is one of the more established names in this category, and its headline pricing hasn’t moved dramatically on paper. But its actual cost has crept up steadily since RealPage acquired the platform in 2019, mostly through fees that don’t show up on the plans page.

What’s actually changed:

  • Incoming EFT transaction fees have risen roughly 40% in recent years — on the Essential plan, that’s $2.35 per incoming payment, which adds up fast across a real portfolio.
  • A quieter increase of roughly 7% went through with little notice from the review industry, on top of the transaction-fee changes.
  • Some long-time users report as many as six separate price increases over a two-and-a-half-year period.

The real-world effect: Buildium’s advertised $192/month Growth plan can run $300-400/month once transaction fees, bank setup costs, and eSignature fees are factored in for a 100-door portfolio — a meaningfully different number than what’s on the pricing page.

None of this makes Buildium a bad product — it’s a legitimate, full-featured platform, and some of the increases track normal cost-of-business changes after an acquisition. But if the actual monthly cost is what’s pushing you to look elsewhere, here’s where to look.
