AppFolio’s automation is a real strength – some users report the Realm-X suite saving 10+ hours a week on reporting and leasing tasks. The recurring complaints: support response times run slower than advertised (one reviewer noted a “guaranteed 2-hour response” that actually took about two days), inconsistent expertise between support agents, weak syncing between accounting and other PM tools, and workflows that require more clicks than they should for routine tasks.

 

Who it’s actually for

 

AppFolio fits property management companies at real scale – realistically 200+ units, where the monthly minimum stops being the dominant cost driver. Below that, and definitely below the 50-unit floor, it’s not just overkill – it’s not available to you at all.
