How to Switch from Yardi Breeze to DoorLoop
- September 20, 2026
Short answer: Switching takes two steps: export your data from Buildium (Settings, then Export Data), then upload it during DoorLoop’s onboarding. Budget 3 to 5 business days for DoorLoop to process the import. Only your current rent roll and active leases transfer automatically, so keep read-only access to Buildium for older transaction history.
If Buildium’s fee creep (see our Buildium Pricing Changes breakdown) is what’s pushing you to look elsewhere, here’s what the actual move looks like, based on both vendors’ own published documentation, not marketing copy from either side.
Step 1: Export from Buildium. Go to Settings, then Export Data, and pull the file for each data type you need (Rentals, Accounting, Tasks, Communication). Each downloads as a .xlsx file. For tenant-specific data, Reports, then Rental, then Tenant Roster gives a clean CSV of current tenant contact and lease details, and the Tenant Ledger report covers per-tenant payment history if you want a record of it.
Step 2: Import into DoorLoop. During DoorLoop’s Getting Started flow, you’ll be asked to upload your data, then review it near the end of onboarding. DoorLoop provides pre-built spreadsheet templates for Residential, Commercial, and Association portfolios so you’re not reformatting your Buildium export from scratch. Processing typically takes 3 to 5 business days.
What does not transfer automatically, on either side: DoorLoop’s own documentation states plainly that automated import covers your current rent roll and active leases, not historical transactions, charges, payments, or past ledger data. This isn’t a DoorLoop limitation specifically. It’s standard across this category. If you need a full financial history for tax or audit purposes, the practical approach both companies effectively point to is the same: import current balances and active tenant records into the new system, and keep read-only access to Buildium for as long as you might need to reference older transaction history.
THE ACTUAL DECISION
Budget 3 to 5 business days for DoorLoop’s side of the import once your Buildium export is ready, and don’t count on your full multi-year transaction history following you automatically. If that history matters for an active audit or tax filing, resolve that before you cancel Buildium, not after.
